Mold is never the actual problem. It is the visible symptom of a moisture problem, and any cleanup that removes the growth without correcting the water source is a temporary result with a guaranteed return date.

How it starts in Eden Prairie homes

Given moisture and an organic surface, growth can begin within roughly one to two days. The recurring sources here are a lower level that took on water and was never properly dried, a slow supply-line leak inside a wall, condensation on cold exterior walls and rim joists during winter, bathrooms without working exhaust ventilation, and ice dam meltwater that entered above a ceiling and was never traced.

Below-grade finished space is the common denominator in most of what we see: cool surfaces, limited air exchange, carpet and drywall in contact with a slab, and moisture arriving from the soil side.

Containment comes first

Disturbing growth releases spores. Cleaning an affected area without containment reliably spreads the problem into rooms that were fine. Before any removal, the work area is sealed off with sheeting, negative air pressure is established with HEPA-filtered air scrubbers so air flows into the containment rather than out of it, and the HVAC serving the area is shut down and sealed.

Removal, not surface treatment

Porous materials with growth through them — drywall, insulation, carpet pad, ceiling tile, particleboard — are removed and bagged inside the containment. Spraying a biocide on the surface of a porous material does not address the growth within it, and painting over it certainly does not.

Semi-porous and non-porous materials such as framing, concrete and metal are cleaned in place with HEPA vacuuming and detailed wiping, and treated where appropriate. After removal the area is HEPA vacuumed and wiped again, then dried to a documented standard before anything is rebuilt.

Fixing the water

Alongside the remediation, the moisture source has to be identified and corrected — a plumbing repair, exterior drainage and grading, a sump or drain tile issue, ventilation, or insulation and air sealing to stop condensation. We are explicit about this because it is the part that determines whether the work holds.

On testing

Where a property owner wants pre- or post-remediation verification, that is appropriately done by an independent indoor environmental professional rather than by the contractor performing the removal. We will work to a third party’s protocol and provide our documentation for their clearance assessment.
