Most property damage does not arrive as one clean category. A winter roof failure is a storm loss, a water loss and, if it goes unnoticed, a mold problem. A kitchen fire is fire damage, smoke damage and water damage from suppression. Splitting that across three contractors is how things fall between the gaps.

One scope, one record

We handle the whole event as a single job with one scope of work and one documentation record. That matters more than it sounds: when a claim is reviewed, the most common source of friction is an incomplete or inconsistent record of what was damaged, what was removed, and why.

The sequence

  1. Make it safe and stop the loss. Board-up, tarping, shutting off a source, removing the immediate hazard.
  2. Assess the true extent. Moisture meters and thermal imaging to find the actual boundary rather than the visible one.
  3. Remove what cannot be saved. Documented before it goes, so there is a record for the claim.
  4. Dry and clean. Drying to a measured standard, plus cleaning and odour work where relevant.
  5. Verify. Final readings and inspection confirming the space is ready to be closed up.
  6. Rebuild. Scoping and coordinating the reconstruction so the building is finished, not just dried.

About insurance claims

We are not your insurer and we do not decide what is covered — your policy and your adjuster do. What we can do is produce the evidence a claim runs on: photographs, moisture logs, a clear scope, and a record of what was removed and why. If you are unsure whether to file, document everything thoroughly before any work begins, and keep your own copies.
